Their growing team have recently welcomed Fyonn Wolf as Head of Property Management, bringing over 15 years of experience in property management and leasing to the role. Passionate about developing long-term, meaningful relationships with clients, Fyonn will be responsible for the growth, operations and performance of the Pulse Property Management Team. Here we chat with Fyonn about all things real estate and rental.

What drew you to Pulse Property Agents?

Pulse Property Agents is a fresh, independent brand that displays a very high-level of professionalism to their clients. The culture of the organisation is a testament to the leadership of the business.

What do you hope to achieve in your new head of property management role?

Firstly, to build a department with the latest technology, systems and processes to ensure our client's assets are protected. Secondly, to develop a culture where we build careers and offer our staff a safe and supportive environment.

How have you noticed the rental market change in the last couple of months? Do you find the Shire rental market very different to other areas? 

The rental market in the Shire remains strong. Low vacancy rates remain across the Shire and Sydney, and in the short term, we are seeing an increased demand for rental properties. The Shire offers a great lifestyle, schools, eating and entertainment. Therefore, the Shire market will continue to show popularity with tenants.

What makes a quality tenancy application to present to landlords? How can tenants set themselves apart from others? 

I always recommend tenants complete the application and supply supporting documentation. This may sound obvious but many applications are submitted missing crucial information or references. The more information for the landlord the better.

For example, if a tenant has a dog, I always recommend the applicant complete a pet reference. This may sound funny, but this reference includes details of the dog’s age, sex, breed and whether the animal is chipped or house trained. A picture of the dog helps the landlord decide. Also, the applicant should accept the responsibility of any damages caused by the dog. Remember, the landlord wants to ensure their property is respected and treated properly.

Is there a common quality landlords look for in a tenant?

The formula is simple. Landlords look for tenants who have the ability to pay the rent and look after the property. This is where good references come into play - references from a previous landlord or agent, a copy of a rental ledger and/or character references.

 

What are your top tips for getting a property ready to market for lease?

Presentation 101.

Tips for preparing a property for lease include professionally cleaning the property, conducting any repairs and maintenance prior, or investing capital into a new coat of paint, new carpet or upgrading old appliances.

New tenants will appreciate landlords who maintain their property. Once the property is ready, choosing the right marketing strategy is vital. Professional photography, sign board and top tier exposure online will give landlords the best opportunity to secure a tenancy.
